Know where the opportunity is before the announcement becomes noise.

A short, sourced brief on one question in Kenya's data-centre and digital-infrastructure market: Where is usable data-centre capacity most likely to emerge next in Kenya? Built for people deciding where to focus next, not for people browsing headlines.

Kenya capacity and delivery signals

Kenya's next capacity story is concentrated, staged and not yet fully live. The immediate opportunity sits with facilities already operating or under construction in Nairobi and Ruiru; the largest early-stage announcements are watchlist signals, not evidence of demand.

What a buyer receives

Every edition follows the same structure, so the product is repeatable and comparable across quarters.

The answer

One decision question, answered directly. Not a data dump: a conclusion you can act on, with the three numbers that matter.

The evidence

Sources, publication dates and confidence levels sit beside every claim, so you can judge how hard you can lean on it.

The opportunity lens

What the evidence means for your type of organisation, vendors, investors, operators or consultants, stated as analysis, never as guaranteed demand.

The watchlist

The named triggers that tell you when to move: milestones, energisation, ready-for-service, licensing outcomes.

What the pilot edition covers

Each signal is a named project with its status, the documented milestone, source links, a confidence grade and the next question a supplier should ask. These are the five entries in the pilot:

  1. SIG-01iColo Nairobi Two (NBO2) launched as live capacity in September 2026Operational · confidence medium · checked 2026-10
  2. SIG-02iXAfrica NBOX1.2 adds 18 MW of high-density capacity under construction in NairobiUnder construction · confidence medium · checked 2026-10
  3. SIG-03Nxtra by Airtel Tatu City: commissioning timing has slipped to July 2027Under construction · confidence medium · checked 2026-10
  4. SIG-04Africa-1 submarine cable has landed at Mombasa but is not yet counted as liveLanded, RFS pending · confidence medium · checked 2026-09
  5. SIG-05Microsoft-G42 100 MW AI data centre remains an announced early-stage projectEarly stage · confidence medium · checked 2026-10

The full entries, with sources, supplier relevance and next questions, are in the redacted sample PDF.

Pricing pilot

Launch pricing is deliberately a range being validated through the first buyer conversations. You confirm scope, edition date and price before any payment; there is no self-serve checkout in the pilot. The $50 quarterly Market Snapshot remains the broader benchmark product.

Evidence before assumptions

Every facility, cable and licensing record in this brief comes from DC254's versioned dataset, where each claim carries named sources, a last-verified month and a confidence grade. Reported claims are labelled as reported; DC254 estimates say so; a record is never quietly deleted, it gets a divergence note. Market-level figures in the sample are generated from the same dataset the public directory renders.

Kenya coverage is the scope of this edition; four East Africa reference records exist in the directory but are excluded from Kenyan figures. Capacity is designed (developer-stated) unless explicitly labelled as published IT load. Announced pipeline figures are not demand.

What the sample redacts

The sample shows the real structure and real public evidence. Redaction removes commercial analysis, never the sources, and no black box is used to hide information that was never verified.

  • Buyer-specific target lists
  • Procurement triggers and named contacts
  • Commercial prioritisation scores
  • Private contact details
  • Sensitive site-security details
  • Internal scoring logic and buyer-lens rankings
